When water appears where it shouldn’t, the instinct is to call an emergency plumber in Dubai straight away. Sometimes that’s right. Often, it’s a costly late-night call-out for something that could wait until morning.
A plumbing problem is an emergency when water is uncontrollable, near electricity, involves sewage, or leaves you without your only toilet or water supply. Most other issues can be contained and booked for the next day.
Real Plumbing Emergencies
Burst pipes. Water can soak floors and gypsum ceilings within minutes. Close the main stop valve, then call a plumber.
Leaks near electrics. Water near sockets, light fittings, or your DB panel is dangerous. Switch off the breaker only if you can reach it from a dry spot.
Sewage backup. Wastewater rising through a floor trap or toilet is a health hazard and usually needs professional drain equipment.
A leaking water heater. Switch off the geyser’s isolator and close its cold-water inlet valve. If it keeps leaking or smells of burning, call immediately.
Water through the ceiling. In apartments, this usually comes from the unit above or a shared pipe, so contact building maintenance first.
If you smell gas, leave the property and call Civil Defence on 997.
Urgent, But It Can Wait Until Morning
A blocked toilet when you have a second one, a slow leak under the sink you can catch with a bucket, a water heater that’s stopped heating but isn’t leaking, a running toilet cistern, or low pressure in one tap. Close the nearest isolation valve and book a visit.
Dripping taps, slow drains, and worn shower silicone can be scheduled whenever suits you.
What to Do in the First 10 Minutes
Find the main stop valve. In most Dubai apartments, it’s near the water meter in the service shaft or under the kitchen sink; in villas, check near the meter or tank outlet. Turn off the water heater if hot water is involved, move valuables, and take photos for your landlord or insurer.
Who to Call in Dubai
DEWA’s responsibility is limited to connections and maintenance up to the meter, while internal connections after the meter are the customer’s responsibility. Report supply problems, like no water across the building, to DEWA on 991, which operates 24/7. Call building maintenance for shared pipes or leaks from upstairs, and a plumber for anything inside your unit or villa. Tenants should check their contract for repair responsibilities.
Dubai-Specific Issues
Water tanks, bathrooms, kitchens, and swimming pools are the areas where leaks are most likely to occur. In summer, hot water from the “cold” tap is normal, not a heater fault. Mineral scale often causes low pressure, and many “plumbing leaks” are actually blocked AC drain lines, which need an AC technician.
Prevent the Next Late-Night Call
DEWA recommends a leak test twice a year by switching off all water devices and checking the water meter. Watch for stains on walls, ceilings, and around washing machines, keep oil and wipes out of drains, and learn where every stop valve is.
